Residents & Guests
  1. All conditions for use of the premises by residents outlined in the Rooming Accommodation Agreement (Form R18) will be strictly followed.
  2. Visitors are welcome; however overnight stays are not permitted. Residents are responsible for their visitors and must ensure they adhere to the House Rules.
  3. All residents must respect other residents and neighbours in relation to noise and decency. Do not use orallow the premises to be used in such a manner as to cause a nuisance or cause an interference with the reasonable peace, comfort, or privacy of any other resident or of any neighbouring premises.
  4. Use existing picture hooks for picture hanging only. No additional hooks, nails, BluTack should not be used without written consent.
  5. Any damage to a common area will have to be repaired at the expense of the person responsible. If the responsible person cannot be identified the responsibility and cost will shared by all residents.
  6. No portable clothes dryers, air conditioners, heaters or ovens are to be used in residents’ rooms.
  7. Please turn off all appliances, lights, and heating/cooling when not in use. Excess utility usage may incur additional costs.
  8. Parties are not permitted.
  9. Please notify the Property Manager as soon as practical of any defects or accidents.
  10. All furniture and equipment in the common areas are for the use and enjoyment of all residents. All furniture and equipment are to remain in its allocated position and not to be moved into any of the rooms or outside.
  11. The Property Manager must provide written approval before any personal furnishings can be brought intothe house.
  12. Disagreements between residents should be reported to the Property Manager to assist with resolution.
  13. Each resident is responsible for their smoke alarm in their room and ensure it is not tampered with.
  14. Personal items are not to be stored in any common area (this includes in hallways and under staircases)
  15. As the tenant, I acknowledge and understand that no pets of any kind are permitted to be kept on the premises at any time. This includes, but is not limited to, dogs, cats, birds, reptiles, and small mammals.
Cleaning
  1. Cleaning equipment (vacuum, broom, mop, etc) is provided. When not in use, it must be stored in the common area storage cupboard or laundry for access by all residents.
  2. Each resident is responsible to keep their own room clean and tidy.
  3. Each resident is responsible for their own consumable items, such as washing detergents, garbage bags, tea towels, cloths, dishwashing detergent, etc.
  4. The common area kitchen utensils & equipment must be washed and put away immediately after use.
  5. The common areas (stairway, kitchen, laundry, and outdoor areas) must be kept clean and tidy at all times.
  6. The common areas will be cleaned (vacuumed, mopped and dusted) each fortnight. This does not include washing dishes or doing laundry or cleaning the oven.
Laundry Use
  1. In order to provide reasonable peace and comfort to your fellow residents, please only use the common area laundry facilities between 7:00am & 8:00pm.
  2. Laundry items not to remain on clothesline longer than required.
Rubbish
  1. Each resident is responsible for their own rubbish and to dispose of it in the appropriate Council bins provided. A general waste bin (red lid) and recycling bin (yellow lid) has been provided.
  2. It is the responsibility of all residents to ensure that the Council bins are taken out for collection at the appropriate times and collected so they do not sit on the street.
  3. Please flatten any cardboard boxes before placing them in the recycling bins.
  4. If Council bins are not being taken out by residents the cost to have these emptied will shared by all residents.
Garden Maintenance
  1. Residents are responsible for the upkeep of their private courtyards (all gardening and weeding).
  2. The gardens and grounds will be maintained (lawns mowed, plants watered) each fortnight. This does not include cleaning rubbish left by residents in common areas.
  3. The lawns and garden beds may have been equipped with automatic watering systems. Please do not tamper with the irrigation systems. Please notify the Property Manager if you believe there is an issue with any part of the irrigation system.
  4. Please notify the Property Manager if you see any damage or deterioration of the gardens.
Building Access
  1. Residents must not tamper with or change any lock on the premises.
  2. Residents must not make copies of keys or remotes without the Property Manager’s written consent.
  3. Access to the premises is via electronic door locks only.
  4. Each resident will have their own unique access code to use to enter the main front door and the door to their room and are not to disclose this code to anyone.
  5. Residents are advised to lock their room and windows when out. The Property Manager takes no responsibility for any theft or damage of resident’s personal belongings.
Car Parking
  1. No vehicles to be parked in the driveway.
  2. Residents can only park in their allocated car parking space.
  3. No unregistered vehicles to be left on the premises at any time.
  4. Allocated car parking space and driveway to be left free of rubbish and all oil stains to be cleaned.
  5. Replacement garage remotes (if applicable) will incur additional costs of $100 per remote.
Smoking
  1. Smoking is not permitted inside the building or in a place where smoke enters the building.
  2. Illegal substances are not permitted inside or outside the building and offenders will be reported to the relevant authority.
  3. Please do not leave cigarette butts lying around anywhere on the property.
Vacate Process
  1. Two weeks’ notice is required in writing to vacate your room. You must submit a Form R13 (Resident
    Leaving).
  2. When vacating, the following items must be attended to:
    1. Remove all rubbish and belongings.
    2. Remove unwanted food items from cupboards and fridge.
    3. All furniture and fixtures must be accounted for.
    4. Residents must have their room professionally cleaned – carpets steam cleaned, and soft furnishings
      steam cleaned and sanitised – with receipts supplied to the Agency on handover day.

    5. A fee of $77 (including GST) will be applied if the agent needs to source and replace any missing or
      damaged inventory items, in addition to the cost of the replacement items. Please contact us if you need
      another copy of the inventory.
Safety & Security
  1. Restricted security keyless entry to home and bedrooms
  2. Safety switches and certificates
  3. Hard wired smoke alarms throughout including emergency lighting
  4. Fire extinguishers and blankets supplied in kitchen and in rooms
  5. Exit map provided in each room and in kitchen

Special Terms & Conditions

  1. As per your signed Lease Agreement, you will receive notices via email. It is the residents’ responsibility to update the Managing Agent of any changes to contact details. Unless otherwise directed, it will be taken the email address supplied on your application form is your current and preferred email contact.
  2. Residents must always comply with house rules.
  3. The Bond amount held with the RTA for the resident must be equivalent to 4 (four) weeks rent throughout the tenancy and any subsequent renewal of tenancy.
  4. Contents Insurance.As the tenant, I acknowledge that the owner’s insurance policies do not cover my contents and that I as the tenant am required to hold my own contents insurance.
  5. Smoke Alarms.As the tenant, I agree to allow access to the property on the nominated date of entry (Form 9) in accordance with the Act to complete lawful smoke alarm service requirements.As the tenant, I agree to notify the managing agent of any faulty smoke alarms immediately and not to remove the smoke alarm batteries or smoke alarm devices (unless changing the battery) at any time for the duration of the tenancy.
  6. Breaking Lease.As the tenant, I acknowledge that there are penalties incurred when breaking lease. I agree to pay all fees as detailed under LegislationRTRA Act 2008, 396A Reletting Costs

  7. Gardens.As the tenant, I acknowledge that I am to weed and tidy any private garden / courtyard area that I am responsible for on a regular basis taking into consideration the condition of the garden at the beginning of the tenancy. I understand that I am responsible for removing any green waste created when gardening.
  8. Maintenance.As the tenant I acknowledge that I am to report all maintenance or damage at the property to the agent immediately and that no repairs can be carried out without the authorisation of the landlord through the agent.
  9. Inspections.Routine Inspections will be conducted periodically throughout your lease. The required notice will be provided to the tenant.
  10. Residents must not use Clothes Dryers, portable air-conditioners or heaters without prior written consent from the Managing Agent. If the Managing Agent believes that has been breached, the resident will be required to pay for excess electricity.
