Building & Facility Access
The buildings and facilities all provide for keyless entry.
Your personal door access code will provide access to the building front door and your room door.
Please ensure all doors are closed behind you.
Safety & Security
Sensor lights have been provided to all common areas to provide secure access to the buildings.
The sensor light switches are labelled. Please leave the sensor lights switched on.
External security cameras are installed at the front and entrance to the buildings. They are not monitored on a daily basis, however a week of past footage can be accessed if a security breach or incident has occurred.
Please contact your Property Manager if you believe there has been any security breach
Exit maps supplied.
Electrical Safety switches installed.
Annual Test and tagging of all electrical appliances.
Six monthly testing of all smoke alarms and emergency lighting.
Six monthly checks of all fire extinguishers and fire blankets.
Car Parking
Limited car spaces are provided to the house. A car space may be allocated as part of your lease. Please ensure you park your vehicle in the car space noted on your lease, if you are not allocated a car space please park in the street.
A mailbox is provided at the front of each property.
A clearly tagged key to the letterbox (if the mail box is lockable) is hanging in the entry foyer near the front door.
If you check the mail, please bring in all mail and place any other resident’s mail on the kitchen island bench.
Please dispose of any junk mail.
Water & Electricity
Reasonable electricity and water usage charges are included in your weekly rent amount.
There is no need for you to connect any services into your own name.
In Room Wi-Fi Internet
Reasonable NBN internet usage charges are included in your weekly rent amount.
To connect to the Wi-Fi network use the network name and password provided (on back of room entry door).
In Room Audio Systems (if applicable – only installed in some houses)
Each room comes equipped with a KBSound Star in room Audio System. To operate the system download the “KBSound Star” app onto your mobile device. The app will allow you to turn the System on and off and also switch between standard FM radio stations, DAB radio stations and Bluetooth mode. You can control the volume using the app. In order to provide reasonable peace and comfort to your fellow residents, please ensure the volume in kept to an appropriate level. When using the Audio System in Bluetooth mode you can connect your personal devices to stream audio. Refer to the KBSound Star instruction Manual for more information.
Shared Kitchen
The shared kitchen comes equipped with oven, cooktop, rangehood, kettle, cutlery, glasses, crockery and food preparation and cooking equipment for shared use by you and your fellow residents. In order to provide reasonable peace and comfort to your fellow residents, please only use the common area kitchen facilities between 7:00am & 9:00pm.
Shared Laundry Facilities
The shared laundry comes equipped with two washing machines. An ironing board for shared use by you and your fellow residents is supplied in the storage cupboard underneath the staircase. In order to provide reasonable peace and comfort to your fellow residents, please only use the common area laundry facilities between 7:00am & 8:00pm. Clothes lines and pegs have been provided and are located on the ground floor in the utilities area. These facilities can be used between 6:00am & 10:00pm.
Shared Cleaning Equipment
A mop, bucket and vacuum cleaner have been provided and are stored in the storage cupboard underneath the staircase for shared use by you and your fellow residents. In order to provide reasonable peace and comfort to your fellow residents, please only use the vacuum cleaner between 9:00am & 8:00pm. Please ensure these are returned to the storage cupboard after use and not stored in private rooms.
Room equipment, utensils cleaning & maintenance
Please ensure all the equipment and utensils provided are tidy and clean. Do not use steel wool, coarse scouring pads or harsh abrasives including oven cleaners to clean any of the equipment/utensils – consider washing kitchen utensils thoroughly after use with mild dishwashing detergent and warm water to remove all traces of food or grease particles, otherwise, the utensil will burn when it is next heated. Always ensure kitchen utensils are dried thoroughly before storing them away. Carefully wipe off spills that occur during cooking (cooktop, bench, pots, etc), if you do immediately after cooking it will be easier to clean up later. Regarding non-stick Cookware: always allow cookware to cool down after use and before cleaning; once finished cooking, remove cookware from the heat source; do not pour cold water into hot cookware; If the cookware has dried or burnt-on food deposits, partially fill it with water and detergent or vinegar and bring it to the boil, after cooling down you can wash it as described above.
Rubbish
A council general rubbish bin and recycling bin have been provided. Please dispose of rubbish into the appropriate bin. Bins should be placed on the street the night before collection, after collection they should be placed back into the utility area. General rubbish is collected every week and recycling is every fortnight.
