What to Expect
During a routine inspection, our property manager will take a quick look to make sure everything in your home is safe and in good condition.
This usually includes:
- Checking for leaks under sinks and around wet areas
- Looking for any damage or signs of wear that may need attention
- Ensuring smoke alarms and fire safety measures are working properly
- Reviewing the general upkeep of the property
We may take a few photos for our records, but rest assured — your privacy is always respected, and we never focus on personal belongings. Our goal is simply to keep your home well-maintained and comfortable for you.
How to Prepare
You can help make the inspection quick and easy by giving your space a little refresh before the day.
A few simple steps can make all the difference:
- Give bathrooms and kitchen surfaces a good clean and wipe down
- Remove any surface mould you may find
- Tidy up your courtyard or balcony, including weeding if needed
- Keep all areas clean, clutter-free and easy to access
- Let us know in advance about any repairs or issues that need attention
By taking these steps, you’ll help us keep your home looking and feeling its best — making the process smooth for everyone.

Need to Reschedule?
We understand schedules can be busy, but unfortunately, due to time constraints, we’re unable to reschedule routine inspections.
We’ll always provide plenty of notice so you can plan ahead, and we’ll do our best to make the process as quick and convenient as possible for you.
After the inspection
- A full report will be sent to the property owner, summarising the condition of the home
- Any maintenance needed may be scheduled based on what we find
- If we notice anything that may be a breach of your lease, we’ll let you know and give you the opportunity to address it first
How often inspections occur
Although we’re permitted to carry out inspections monthly, our standard practice is to conduct no more than three routine inspections per year.
This ensures we’re maintaining the property while also respecting your privacy and comfort in your home.
