Special Terms & Conditions
1. As per your signed Lease Agreement, you will receive notices via email. It is the residents’ responsibility to update the Managing Agent of any changes to contact details. Unless otherwise directed, it will be taken the email address supplied on your application form is your current and preferred email contact.
2. Residents must always comply with house rules.
3. The Bond amount held with the RTA for the resident must be equivalent to 4 (four) weeks rent throughout the tenancy and any subsequent renewal of tenancy.
4. Contents Insurance.
As the tenant, I acknowledge that the owner’s insurance policies do not cover my contents and that I as the tenant am required to hold my own contents insurance.
5. Smoke Alarms.
As the tenant, I agree to allow access to the property on the nominated date of entry (Form 9) in accordance with the Act to complete lawful smoke alarm service requirements.
As the tenant, I agree to notify the managing agent of any faulty smoke alarms immediately and not to remove the smoke alarm batteries or smoke alarm devices (unless changing the battery) at any time for the duration of the tenancy.
6. Breaking Lease.
As the tenant, I acknowledge that there are penalties incurred when breaking lease. I agree to pay all fees as detailed under Legislation

7. Gardens.
As the tenant, I acknowledge that I am to weed and tidy any private garden / courtyard area that I am responsible for on a regular basis taking into consideration the condition of the garden at the beginning of the tenancy. I understand that I am responsible for removing any green waste created when gardening.
8. Maintenance.
As the tenant I acknowledge that I am to report all maintenance or damage at the property to the agent immediately and that no repairs can be carried out without the authorisation of the landlord through the agent.
9. Inspections.
Routine Inspections will be conducted periodically throughout your lease. The required notice will be provided to the tenant.
10. Residents must not use Clothes Dryers, portable air-conditioners or heaters without prior written consent from the Managing Agent. If the Managing Agent believes that has been breached, the resident will be required to pay for excess electricity.
