Here are some of the most frequently asked questions we receive from tenants living in our rooming houses. Our goal is to ensure your living experience is smooth, safe, and stress-free. If you’re looking for clarity on house rules, lease terms, or what to expect as a resident in a professionally managed property, you’re in the right place.

Moving into your rooming house accommodation is super easy! All our rental properties are designed for comfort and safety, using a secure keyless entry system instead of traditional keys.

On the morning your move-in day begins, we’ll email you a unique digital access code for your door lock. Simply arrive at the property, enter your code on the digital door lock, and enjoy a fast, contact-free check-in experience. Welcome to your new home!

Can I bring my own furniture?2025-10-23T17:48:38+10:00

Each room is furnished for comfort and practicality. Due to space and safety considerations, tenants cannot remove or replace large items (like beds).

If you’d like to bring a small piece, such as a shelf or side table, you may email us with a photo and exact measurements. We’ll confirm with the property owner if it can be approved.

Can I extend my lease for just 3 months?2025-10-23T17:48:34+10:00

We understand the need for flexibility, but to keep things fair and consistent for everyone, our lease renewal options are for a minimum of 6 months and a maximum of 12 months.

Currently, we do not offer short-term or periodic agreements, in line with tenancy legislation (Form 11), to maintain consistency across our rooming house property management processes.

Will my rent increase if I’m the first tenant in a new property?2025-10-23T17:48:31+10:00

Good news! If you’re the first tenant in a brand-new rooming house, your rent will stay the same for the full 6-month lease term.

According to Queensland legislation, rent cannot be increased within the first 12 months of tenancy, unless otherwise specified.

Can I change the car parking spot allocated to my room?2025-10-23T17:48:26+10:00

No. Parking spots are allocated before the property is available and follow the approved site plan.

Unfortunately, individual changes are not permitted due to compliance with property design and management standards.

Yes, guests are welcome for short daytime visits.

Overnight stays, however, are not permitted as they may breach lease terms and affect the shared living environment.

If someone is visiting, we kindly ask that you remain mindful of common areas and respectful of your housemates, as outlined in our House Rules.

Kitchen essentials are included in all rooming houses managed by our team, ensuring you can cook and dine comfortably from day one.

Linen (such as bedding and towels) is not provided. We recommend bringing a fitted sheet, pillow, blanket and towel to settle in comfortably.

All maintenance requests should be submitted through our online system, Tapi.

You’ll find a QR code under your kitchenette sink. Simply scan it with your phone and follow the prompts to report any issue. We are committed to proactive and responsive rooming house management.

Yes. Unless otherwise stated in your agreement, your rent includes:

  • Electricity
  • Water
  • Wi-Fi

We aim to offer worry-free living with no surprise bills, so you can focus on enjoying your home.

Can I drop off my belongings before the lease starts?2025-10-23T17:48:06+10:00

We understand moving can be a busy time, but for legal and insurance reasons, you can only enter the property from the official lease start date.

Unfortunately, early drop-offs are not allowed. But rest assured, everything will be ready for you when you arrive.

Yes, Wi-Fi is provided in every property. Login details will be shared on move-in day and are often displayed in the kitchen for convenience.

As much as we love animals, due to the shared nature of rooming house living, pets are not permitted.

This policy aligns with the conditions of our rooming house properties to ensure comfort for all tenants.

How do I give notice to vacate?2025-10-23T17:47:52+10:00

If you’re planning to move out at the end of your lease, please notify us in writing as outlined in your agreement, usually at least 1 week before your end date, as per current legislation.

We’ll guide you through the process to ensure a smooth and easy transition.

Can I put my own pictures up?2025-10-23T17:47:46+10:00

No. To protect the walls and preserve the condition of the property, tenants must not use Blu Tack, tape, nails or any adhesive products on the walls.
